PDF escape is free and easy and requires no registration! PDF escape allows you to drop images(sign & initial), add text, white-out, cross out, date, draw rectangles,make checks, create arrows, add sticky notes, add and delete pages, create new PDF’s, all in color.

Adobe is $200, and requires software, updates, etc.

PDF escape is free! There are some limitations of PDF escape, but you can overcome most if not all of them by registering. By registering and choosing a login, you work can be saved, and may be retrievable, say if your browser crashes, so you don’t lose progress. You can also email directly from the application, and if you install the browser plug-in you can open document directly into PDFescape, which is strangely useful when you are on a somebody’s computer who isn’t set up like yours. Mac/PC it doesn’t matter.

Which Is America’s Best City?

Based on metrics like school performance, green space, and cultural amenities, Raleigh, N.C., ranks No. 1 in Businessweek.com’s first Best Cities ranking

Ask most people which city they would most want to live in and usually their answers would be shaped by such realities as proximity to their jobs and what they can afford. But suppose you could choose to live anywhere you wanted regardless of cost? What if you could live in a city that offered a wealth of culture, entertainment, good schools, low crime, and plenty of green space? Many people might opt for obvious choices such as New York or San Francisco, but great as they are, data reveal other cities are even better.

Businessweek.com spent months working with data that would help us to identify the best cities in the U.S. We looked at a range of positive metrics around quality of life, counted up restaurants, evaluated school scores, and considered the number of colleges and pro sports teams. All these factors and more add up to a city that would seem to offer it all. When we began the process we had no idea which cities would come out on top. The winner? Raleigh, N.C.

To most residents of Raleigh, it may not come as a surprise that their city earned the title of America’s Best City. Raleigh shows the cultural graces that go along with anchoring the so-called Research Triangle, home to North Carolina State University, Duke University, and the University of North Carolina at Chapel Hill. Among its many attributes the city sports 867 restaurants, 110 bars, and 51 museums, according to Onboard Informatics, as well as a thriving social scene, good schools, and 12,512 park acres, equal to several times the green space per capita in cities like New York and Los Angeles, according to the Trust for Public Land. It also offers a great deal on nights and weekends—from concerts and opera, to the NHL’s Carolina Hurricanes and college sports, to the 30,000-square-foot State Farmers Market.

Raleigh may have a population of only about 400,000 and span about 144 square miles, yet data show it still offers a lot, if only in a smaller package. True, Raleigh may not be the center of the tech universe like San Francisco, a hub of higher education on the same scale as Boston, or a vibrant 24-hour metropolis like New York, but all those cities also offered higher unemployment, a dearth of parks, worse public education, and other negative factors that weighed against them.

“We’ve always said, you can find about every amenity that you want, even in a city of our size,” says James Sauls, director of Raleigh Economic Development, a partnership between the City of Raleigh and the Greater Raleigh Chamber of Commerce.

Driving around looking for homes is silly. No matter how much you enjoy driving, if you are looking for a good deal, using a client gateway is an excellent way to make sure you see every deal as it becomes available. Once you have decided WHERE you want to live it is time to decide what houses you would like to see based on features such as:

• Listing Price
• Age
• Single-Family, Town-home or Condo
• Minimum Square Footage
• Minimum Bedrooms/Minimum Bathrooms
• Garage, Carport, Parking
• Master Up or Down
• Deed Restrictions or Restrictive Covenants

My favorite way to search for my own purposes is with MAP SEARCH!

StettenRealty.com ‘s MAP SEARCH uses a special software, that essentially gives you access to all available current and past MLS data. Each authenticated user can search 100% of the MLS data. This includes days on market, sold-data for the last 3 years, and is searchable directly from the map and filterable to your specific setting. You can use the VOW feature as you search for homes on any site to supplement that data.

When I get a few listings in my email I open up FireFox and these tabs in my browser:

• Stetten Realty – Map Search
• Google Maps – Street View, Satellite View, Summer Satellite Images, Good Map to compare to the dense Stetten Realty Map Search
• Bing Maps – Bird’s Eye View (Rotatable Winter Helicopter View) Great for looking in back yards, getting the lay of the land.
• Zillow – Zillow is a nifty tool for estimating the value of properties and it shows a number for every house. Take with Grain of Salt Please! Their “Zestimates” are off by as much as 9 percent.
• County Records – Wake County’s “Real Estate Search” is top-notch. Durham’s is good. Chapel Hill’s works sometimes but not all. Good luck with the rest of the state they are coming along slowly. New Hanover’s is decent, you have to use additional resources to make the county websites useful in most cases. Johnston’s county has the funniest drawings made out of text. =—–=—–25—–=—–=—+ etc.

As you search, please keep a record of interesting MLS numbers. An MLS number is 7 digits and the higher the number the more recent the listing has been added to the system.
